January 26, 2008


Hardwood floors have been installed awaiting sand and fill. Stairway is due to be installed shortly - following that - the floors will be final sanded and sealed. Floor is white oak, 3/4" x 2-1/4" tongue and groove.



January 16, 2008: Stucco finish is being applied - interior paint is almost done for the main part of the house. The family room and shop will come later after they move in to the main house.





January 14, 2008: Painting and tile work is on-going; cabinets are going in as well. Templates have been made for the granite counter tops, and tile work is in-progress (travertine floors and master shower walls).
















December 28, 07': Drywall is completed, stucco has 2nd coat on, and we started interior trim work - doors, closet organizers, casing, window stools, base, crown - and finish electrical has started installing plugs and switches. Paint was applied to the drywall to seal it, and the exterior trim was totally painted prior to the rains.










Decemeber 1, 2007:

Drywall has been hung and the 1st and 2nd coats have been applied. Hot mop has been applied to the showers and we await inspection approval to cover with concret and tile. Tile appears to be Travertine throughout the house with a creamy light pattern. Stucco paper and mesh were applied a week ago and the brown coat should be done shortly. Following that, we start placing wood trim on the outside priming and painting it prior to the final coat of color stucco.

Cabinets have been ordered for the kitchen, colors are being selected for the rooms, and prime painting will start after the drywall texture is completed this week.

At the same time, a foundation has been dug for a block wall to replace the front pool wall. Currently awaiting inspection for the trench which was filled with water on the previous rain and inspection day - it was put off to the following week. Blocks have been received and await installation as soon as the foundation is poured.

October 11, 2007: framing continues - roof is sheeted, extra work to start on breezeway roof to existing family room roof, connecting the back half of the house together. The front is almost finished with just an eyebrow roof midway up the wall to attach the facias from one side of the house to the other. Electrical has started, plumbing is roughed in, and extras are being added as we progress through this structural phase: electrical gizmo's and features; skylights; sun tubes; a pantry, open stairway; upstairs and downstairs subpanels; and more.

Once eaves are completed, we can put the windows and doors in.
Sept. 29, 2007: It rained. We protected most of it, a few plywoods swelled but they will be dealt with. Framing continues. 2nd floor walls completed 99% and sheared. Awaiting trusses and working on rebuilding existing roof on west side of house. Plumbing is roughed in 75%, electrical is about to get started, and HVAC starts after a roof is on.
















Sept. 20, 2007: floor joists completed, subfloor 2nd floor installed (95%). Rain on the way! Placed a lot of plastic on existing structure. We hope it goes around us.




Sept. 17, 2007: 1st floor framing 90% completed, except for the stairway. Still need to frame the breezeway back room walls. Shear 1st floor almost done. As soon as the 2nd floor is done and sheeted, we'll pop in the windows and get the utilities in. Also, we'll get the roof nailing inspected and approved to cover it with roofing. Will prime and paint the facia just prior to getting the roof on.


Sept. 11, 2007: Most demolition has been completed. A lot of work was done to remove and replace old pipes, termite damaged wood, old roofing material, damaged ceiling joists and studs. The concrete foundation has been poured, the slab for the garage completed, and we've completed the underfloor utilities (except HVAC which will come afterwards).

We took delivery of our lumber which takes up the whole front yard, plus the dumpster. Trusses come in less than 2 weeks. We're framing the 1st floor now, making changes here and there for doorways (bigger), doors (bigger), and windows (bigger).




Proposed garage is being built in front of the previous garage; the old one will become a rumpus room that opens to the garage.



August 21, 2007: Completed forms and rough drains: ready to pour concrete. After a great deal of demolition and retrofitting foundation hardware, the concrete is ready to pour into the footings, followed a few days later with the slab portions. Extra bolts and hardware were used to ensure the house will stay put during a shaker.

Extensive plumbing was done to remove old pipes and bring new copper lines to the existing and new rooms. New gas line, drains, venting, hot and cold water have all been updated.

Total demolition with walls and roof will proceed after the concrete is poured (shortly).

The drawing shows a perspective view of what is being built, with some modifications (French divided lite windows, bigger window in bottom right bedroom). Additional drawings have been provided of the first and second story floor plans. Click on them to enlarge.





August 11, 2007: Demolition progressing, removing flooring and trenching in the middle of the house for 2nd story footings, as well as footing on the outside perimeter. Old clay pipe needs to be replaced for main drain, and extra concrete poured under garage to support the added weight (no bond beam or perimeter footings were ever placed there).

Interior walls have been stripped, plumbing removed, electrical stripped to the bare essentials, and salvaged fixtures removed to other parts on the lot. Three dumpsters filled so far (2 for concrete, one for dirt) and more to come (roofing shingles, dirt, rafters and joists, stucco and windows).

This project involves adding a second story over the center of the house. The roof will be removed over half of the house and the rest will be modified to fit. Also, a garage will be added to the existing garage, extending it 22 ft. The previous garage will be walled off to create a rumpus room.

The exterior walls of the center of the house will be pushed out to provide the large stemwalls needed to hold a second story - that is, new foundation walls will be created as the existing ones are too narrow. In the center of the house, the exiting foundation stemwall will be supported with extra pads of concrete to support the extra load of the second floor. Also, 2 interior walls will also be used for the 2nd story and must be supported with extra concrete.

Overall, the floorplan includes a larger kitchen, dining room, living room, and a bedroom suite downstairs. Upstairs, a master bedroom suite with separate entertainment room, master bath and closet joined together, 2 bedrooms and another bathroom with a stacked laundry system.

Plans call for truss roof framing for the upstairs, and truss joists for the floor/ceiling. The floorplan is unique and flows well into an existing breezeway and family room built previously by the owners. Two furnaces, lots of tile work, all new windows and doors, stucco exterior, dimensional shingle roofing, wood trim, 8ft tall garage door, hardwood flooring downstairs: all new insulation and a whole house attic fan help keep the energy use down in the summer.
